What are measurement services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a floorplan service, an appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser writes up a report and detailed sketch showing the total area and the overall layout of the home. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a measurement service?

Challenging real estate taxes

Tax records often reflect the wrong area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more square footage than you own! Unless an appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a listing

A home measurement service will secure fair market value for your property. Area is one of the biggest elements potential buyers look for when purchasing a house — but since square footage values are often estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of potential buyers. The only dependable method of using a precise GLA when listing your home or property is to refer to a recent appraisal or home measurement service performed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate agents

To make certain that your client's property closes at a price that accurately reflects true market value, we recommend asking for a home measurement of the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool to attract potential buyers since they can view the layout and characteristics of the house before and after a tour.
